Without any obligation to hiring us as your Realtor, you can ask us to come to your house to give a "listing presentation." The SRS Real Estate agent will present his or her qualifications, explain how they will market your home, and most importantly provide you with a comparative market analysis. We will use the CMA, market statistics and our knowledge of the neighborhood to help you set a price for your home.

We can also prepare an estimate of the net proceeds you will receive when your home sells. This is based on the suggested sale price of your property and any financing you have in place.

Selling Tips

As a homeowner, you play a very important role in the sale of your home by helping your SRS Real Estate Representative to sell your house faster and at the best possible price.

First Impression: A well maintained and neatly cut lawn, trimmed shrubs and a clutter free porch, freshly painted or scrubbed front door. In autumn, rake the leaves and in the winter, shovel the walkways. Create the welcoming and appealing atmosphere for the prospects of your home. Make the first impression lasting impression.

Organized and Clean ups: The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity. Tidy up the whole house: the living room, the bathroom, the bedrooms, the hallways and the kitchen.

Roomy and Spacious: Make Room for Space Remember, potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.

Bathrooms: Make Your Bathrooms Sparkle Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly calking in the bathtubs and showers. For added allure, display your best towels, mats and shower curtains.

Bedrooms: Create Dream Bedrooms. Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excessive furniture. Beautiful bedspreads and fresh curtains are a must.

Paint Touch Up: If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh wallpaper adds charm and value to your property. Prospects would rather see how great your home really looks rather than hear how great it could look, “with a little work.”

Plumbing: Check Faucets and Bulbs Dripping water, discolored sinks suggests faulty or worn out plumbing.

Lights: Replace all the burned out lights. Burned out bulbs and tubes leave prospects in the dark. Don’t let little problems detract from what’s right with your home.

Closets and Cabinet Doors: Fix the loose closet doors and cabinet doors.  A little extra effort on your part can smooth the way toward a sale of your house.

Safety: Think Safety and make your home safe for the visitors. Remove obstacles from walkways and stairways. Check for festooned extension cords, slippery floors, and low hanging overhead lights. Make your residence as safe as possible for the prospects.

Day Showings:  Let the sun shine in! Open your curtains and drapes so prospects can see how bright and cheery your home is. If day is cloudy and rooms are dark , turn the lights on. Even, during daytime showings, it is a good idea to turn the lights on.

Evening Showings: When showing your home in the evening, turn on the excitement by turning on all your lights inside and outside. Lighten up at Night Lights add color and warmth, and make prospects feel welcome.

Avoid Crowd Scenes: Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they’re likely to hurry through. Keep the company present to a minimum.

Watch Your Pets: Dogs and cats are great companions, but not when you’re showing your home. Pets have a talent for getting underfoot. So do yourself a favor: Keep Kitty and Spot outside, or at least out of the way.

Music and Volume: When it’s time to show your home, it’s time to turn down the stereo and TV. Relax Be friendly, but don’t try to force conversation. Prospects want to view your home with a minimum of distraction.

Keep a Low Profile: Nobody knows your home as well as you do. But SRS Real Estate Sales Representative and the buyer's agent know buyers - what they need and what they want. SRS Real estate Agent and co-operating agents will have an easier time articulating the virtues of your home if you stay in the background.

Don’t Turn Your Home into a Second-Hand Store: When prospects come to view your home, don’t distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all.

Experience: When prospects want to talk price, terms, or other real estate matters, let them speak to an expert - your SRS Real Estate Representative.
